Ask These Questions Before You Book an Inspection

 Need a building and pest inspection? There are many companies advertising this service in Victoria, however a professional-looking website or business card is no guarantee of a quality service. Doing some research and asking the right questions before you book can save you time and money, and will bring peace of mind knowing you’re booking with a reputable provider.

We have put together a list of questions you should ask a building inspection company before parting with your hard-earned cash.

How long have you been in business?

While booking with an established company is certainly no guarantee of good service, doing so means you benefit from their experience and knowledge of the industry. An established company can also direct you to testimonials from satisfied customers.

Do you have insurance?

There can only be only acceptable answer to this question!  A reputable company will be able to provide details of their professional indemnity and public liability insurance and that of the inspector who is attending your property. No decent company is willing to risk sending their inspectors to a client’s home without it.

Are your building and pest inspections conducted separately?

These two types of inspections require different skills and knowledge, so if your inspection company indicates that they will both be carried out by the same person, go elsewhere! A reputable pest inspection company should be able to prove they work to the Australian Standard AS 4349.3-2010 Part 3 Timber Pest Inspections with the appropriate credentials. Many companies, including The Home Inspection Hub, work alongside a pest control company and will arrange the booking on your behalf when you book both types of inspection.

What qualifications do your inspectors hold?

In Victoria, there are no official qualifications required to conduct pre-purchase inspections.  Do you really want someone who hasn’t worked in the industry giving you their ‘professional’ opinion. Owner builder defect reports can only be carried out by a certain class of building professional – these are surveyors, architects, registered building inspectors and engineers. A reputable company will be happy to provide proof of their inspectors’ qualifications.

Can I see a sample report?

A professional company will have a report template readily available to show their prospective clients what their finished report will look like. This is also a good way to find out what your inspection would include and the level of detail you can expect.

What do other customers say about you?

When making a decision about who to invest your money with (as with everything), a positive testimonial can help you decide. It’s ‘digital word-of-mouth’. Read a few Google reviews to get a feel for what a genuine review sounds like. You can feel extra reassured if a review mentions a staff member or inspector by name – this is proof that company is confident in its professional reputation.

What if you see a negative review? Make a note of how the company responds to a complaint. Disgruntled customers are a part of life, but coming across a client who is unhappy with the service they received is not necessarily a deal-breaker.  However, a string of bad reviews and aggressive or abusive responses from the company are a good reason to spend your money elsewhere.

Can you guarantee same-day reports?

Many companies make this promise. While it’s a good indication that the company is efficient and has good processes in place, it’s not always possible to deliver a report the same day if the inspection has taken place late in the afternoon or if it requires more complex detail. A good company won’t sacrifice quality and thoroughness to complete a job.
